399 units. $150 million residence. One academic-calendar deadline.
When Chapman University set out to house every incoming freshman and sophomore in university-owned residences by fall 2019, the first move on the board was a 399-unit apartment building in Anaheim — and every one of those units needed to be furnished by move-in day.
Chapman purchased the property for $150 million in November 2017 and rebranded it Chapman Grand. Located at East Katella Avenue and South Lewis Street, the building can house up to 900 students across one-, two-, and three-bedroom units, each with its own kitchen, living room, appliances, and full furniture package.
The first residents were scheduled to arrive the week of August 20, 2018. That gave the university a fixed date — the kind of date that does not move — and a very large amount of furniture to receive, stage, and install before it arrived.

Furniture for a project of this size does not arrive on one truck. It arrives on dozens, from multiple manufacturers, over months. Every piece has to be received, inspected for damage, staged by unit type, and then delivered to the building on the general contractor's installation schedule — not too early (there is nowhere to put it and it will get damaged), not too late (the move-in date will not wait).
A twin bed frame is easy. Miss the window on any category and a floor of finished apartments sits empty on move-in day.
Chapman University's deadline was the academic calendar. The 2018 fall semester was not going to slide. Product had to be delivered, floor by floor, in the order the building came online, so that installation crews were fed continuously without ever backing up.

The result: Chapman Grand opened on schedule with 740 residents in its first fall term — a full 140 above the university's original 600-student target and roughly 80% of the building's 900-student capacity. Every one of those students walked into a fully furnished apartment.
